Sealed bid offers over £50k invited for landmark woodland in Edgerton Conservation Area

A landmark wood is being sold in a Huddersfield conservation area.

The 2.6-acre wood is on Kaffir Road and also runs alongside the main Halifax Road in Edgerton about a mile from Huddersfield town centre with an asking price of least £50,000.

The wood, which is privately-owned, is for sale through Bramleys estate agent and the sales information states: “Whilst the woodland does have some tree preservation orders on it there is a central section within the site which does not fall within the preservation order.’’

Potential buyers need to put in sealed bids by 12pm on Tuesday, June 2.

Geoff Hughes from Huddersfield Civic Society said the wood now has public access.

“There is no mention of any requirement to maintain tree cover, biodiversity or public access,’’ he said.

“This site is in the heart of the Edgerton Conservation Area and contributes substantially to the tree-lined nature of this part of Halifax Road.’’

In his book called The Villas Of Edgerton, historian David Griffiths says the area where the wood is now was initially reserved for a church but was subsequently laid out instead for tennis courts and a bowling green. It has long since become natural woodland.

Under the Kirklees Local Plan the wood is designated as Urban Green Space.

Geoff added: “I’m puzzled at what a potential buyer might wish to do with this land under current rules.

“One long-term threat might be a reclassification of the land in the next Local Plan in which case this could surely be valuable as prime building land, the fate that profited the purchaser of nearby Clayton Fields which is now being built on.’’
